apartment 和 condo 外觀類似，都有點像國內的小區，就像維基百科上說的，僅憑外觀很難分辨出來。不過大門口的牌子可能會不一樣，一般都會寫明自己是 apartment 還是 condominium。

Apartment 是出租公寓，整個物業的產權屬於某個公司，然後這個公司再把各個單元出租給不同的租客。租客除了每月付給這個公司租金之外，可能還要付給這個公司垃圾清理、物業管理等費用，普通的一般是每月30到50。一般來說，租客要自己承擔自己的水、電、煤氣、網路、有線電視等費用，但是也有一些專門針對學生和年輕人的公寓，可能會水電網全包，但是租金也相應的會貴一些。大多數公寓管理公司還會要求租客購買租房保險，萬一有火災等意外發生，可以讓保險公司賠償一定的損失，一般的租房保險大概每月10到20。如果單元內的中央空調、熱水器、上下水管道、電路等發生了故障，一般由公寓管理公司負責維修。公寓樓外面的衛生清掃、綠化養護、路面維護等等費用，也由公寓管理公司承擔。此外，有些公寓對入住人數、能否養寵物都有比較嚴格的規定。由於產權是公寓管理公司的，所以是由公寓公司負責房產稅。有些公寓還有健身房和游泳池等公共設施供租客免費使用。

Condo 是出售的公寓，物業的產權某種意義上屬於購買了 condo 單元的全體業主，每個單獨的業主擁有自己單元的產權，但是不擁有土地的產權。確切的說，condo 的業主擁有的是自己單元內部的空間，這有點像國內的商品房。大多數 condo 都有業主委員會（HOA）。業主每月或者每年要交給業主委員會一定的管理費用，這些錢主要用於整個 condo 小區公共區域的衛生清潔、綠化養護、路面維護等等，這個費用普通的 condo 大概每月200，有些 condo 可能這個費用還包括了水費。一般在購買 condo 的時候，都會有法律文件寫明業主擁有哪些設備、需要為哪些設備的維護費用負責。一般來說，單元內部的熱水器、空調如果壞了，可能需要業主自己承擔維修費用，當然這視情況而定，一切以買房時候的法律文件為依據。如果外牆面層、外窗、陽台欄杆、屋頂等等壞了，也是以這些法律文件為準，可能是業主委員會負責修，也可能是業主自己負責修。由於業主擁有自己單元的產權，所以要自己承擔房產稅，普通的 condo 大概每月 100 到 200。

簡單做一個比較，每個月的大致費用

Apartment 租金+物業費+保險+(水電煤網路等)
Condo (房貸)+物業費+保險+房產稅+水電煤網路等+各種維修維護費用

當然，最根本的區別還是condo是屬於你的，將來不想住了，你可以把它再賣給別人。一般來說，經過業主委員會批准之後，你也可以再租給別人。但是這個視情況而定，不同的 condo 有不同的規定。

以上費用是亞特蘭大的大概情況，當然，特別豪華的公寓相關的費用肯定會高一些，不同地區也會有很大的差異，所以只是一個大致的參考。

我坐標紐約，大家一般是把condo和co-op放在一起比較。condo就是限制比較少的公寓或者連排別墅，買condo相當於直接擁有自己這間公寓的產權，再加上對公共區域的按比例的產權；樓里會有業主委員會和各種規章制度，公共區域整棟樓會一起請物業公司打理，有些節儉的業主委員會也會決定住戶共同打理公共區域。我覺得condo其實很像國內的小區

和condo對應的是co-op，co-op的整棟樓是一家「公司」，由所有業主共有，你買的房子實際上是這家「公司」里的一部分股權，並不是自己這間房子的產權；有業主委員會，但其權力巨大，首先買房的時候會被仔細審查背景，買下後出租、養寵物、裝修，都有各種限制。co-op往往比condo便宜。

至於apartment，我一直以為這個詞只是形容一種房型，而condo和co-op是有法律意義的

蘭尼基本正解了。不過condo也有租的，比如一家公司買下一幢condo出租。我的理解，condo是分戶產權的而 apartment是整棟樓一個產權單位，所以也可以說condo是蓋來賣，apartment是蓋來租的。
